“Turn-Key” projects
We develop our own projects or contract with and pilot third-party owner/developments all the way.
- After a full evaluation and feasibility of the site, we develop the right concept for the area and client base - and start work with the architects.
- After approval of the space and flow programs we bring aboard the engineers and make a preliminary cost forecast and amend or adapt architect plans where necessary.
- We source the best suitable brand and operator for the project and initiate Term-sheet discussions.
- With the various brand proposals and the costed plans we obtain approval from our investment fund and in the case of third parties we contact banks or our own fund in getting the project financed.
- We work in detail with the architects to finalize the plans for building authorization.
- The operator/brand is selected and we negotiate the terms and conditions of the management or rental contract.
- We brief the selected interior designer and jointly with the owner and operator approve all layouts.
- We make the selection of all FF&E in accordance with the interior design and brand specifications.
- We guide and assist the building project manager in delivering the project ready for opening.
- We finally control and scrutinise the spending of the FF&E and Pre-opening funds.
